アイ設計事務所、小野住建から
辻岡設計事務所、浅川組
に変えて、改修工事を行います
施術は、行いながらですが、ご迷惑おかけするかもしれないので、繰り返しアナウンスさせて頂きます
それに伴い、テナント募集も加速します
今日も2階部分に24時間型のスポーツクラブ全国チェーン店が見学に来られました

先週末に当院にきたマシーンですが、ご縁があり、当院に
その詳細はドクターのお付き合いもあるかと思いますので控えます
そのマシーンは、二階フィットネスplusの大谷選手がアメリカにもっていっている当院と同機種の体外衝撃波治療機器のメーカー酒井医療機のものによく似ていてます
通院中の患者様は自由にお使いください
その上でこれは、二階フィットネスplusのご案内になりますが、
70歳以上の方で介護にならない身体作りを目指すために、通院中、もしくは、畠中整骨院で施術受けてきて、治癒したけど、身体を動かしたいという方は
今は寒いので、外での運動しずらいので来年３月までの期間限定で月額2000円(税別)で、マシーンを使うことができます
また、付して、最近の当院の流れをみていて
新しい治療機器などの導入含めて当院の流れが目まぐるしく変化しています
そのため、正社員やパートの
柔道整復師、鍼灸師募集中です
前にお伝えしました、雑賀崎小学校近くの当院の場所の当院が行わない時間帯
水曜日午後、土曜午後、日曜祝日
昼の時間帯12時から15時の月、火、木、金
など、抜け目なく施術できるようにも検討課題の一つで、そこに勤務してもらう
もう一点は、引き続きその場所のテナント募集です
これも、来年2月まで成約されたら
家賃9万6千円 礼金9万6000円のところ
家賃8万、礼金0️⃣となっております
現実は、道場にしろ、おのうらの場所にしろ
和歌山の景気が悪すぎて入る事業所がなかなか厳しいと賃貸系の方にお話しきいているので当院が、出している条件は業界の破格値です
あとは、経営者の決断次第です
来年2月まで3月までというのは、新しい事業するにあたり、4月、5月が私はよいと思っています。その逆算した期間となります
当院で健心館の指導をきっちりして他の習い事(水泳など)と同様の月会費を頂くとテナント料金は上回ります
おのうらも、世の中の人件費も上がっているにも関わらず、和歌山の景気は非常に悪いとタクシーの運転手さんは、よく世の中みられているのでおっしゃられます。
おのうらは、そこに設備投資をもう一度行い、やったとしても、和歌山県は、他府県の先生方、業者さんによ有名な状況にあります。保険申請だけではほぼ厳しいと落ち込んできたこの業界といえども、この家賃より当然上回るでしょう
しかしながら、管理柔道整復師という立場でしっかりエコー観察して、評価、処置、施術などギプス、シーネ、オルソグラスなどあらゆる固定材料を使いこなして骨折、脱臼などの処置もしっかり行えることが不可避なので、すぐに育ちません。また、その出来上がった人材もそんなにすぐに確保できません
むしろ、そういった人材なら和歌浦に欲しいくらいです
なので、テナント募集が先か？他院がしていない時間帯ばかりする院が入るのが先か？ということになります
あの土地は、亡き母から譲り受けた唯一の場所です
小さい頃、おのうら院開業する前に草抜きにいき、隣の酒屋さんでジュースを買ってもらった思い出
オープンしてからよく一人で遊びにいった
おのうらも、高松も開業していくので
なかなかできる資格者を継続させていくのは難しいものです
まだ、高松でも同じような展望を考えております

ここ5年近く、私の中で仕事以外に優先的にしないといけないことがあり、それは今も続いています
ただ、5年は、仕事を手を抜くとか一切ありません
しかし、他で進めるべきことが、コロナ禍含めて止まっていました
そこを今、加速させている状況です
それは、最近の行っているテナントのスピード感あるものとなります
私が健心館指導しなくなった理由の大きな理由でもおります
それは、健心館の中で事故があったわけでもなく、指導者、会員、保護者の方々とトラブルになったとかでも一切ありません
和歌山県柔道連盟にも長年お世話になり、当館なりに多くの門下生輩出している以上
周知の通り、落ち着いたら、その時の決断は、なぜそうであったのか？お伝えします

I’ll post this in a flash lol
Regarding the machine that arrived at our clinic last weekend, we acquired it through a fortunate connection.
I’ll refrain from sharing details, as it likely involves connections with doctors.
This machine closely resembles the external shockwave therapy device made by Sakai Medical Instruments—the same model used by athlete Ohtani at the second-floor Fitness Plus and brought to the US.
Patients currently receiving treatment are welcome to use it freely.
Now, regarding the second-floor Fitness Plus:
For those aged 70+ aiming to build bodies that won’t require caregiving, whether you’re currently a patient or have been treated at Hatanaka Orthopedic Clinic and recovered but still want to stay active,
Since it’s cold now and outdoor exercise is tough, we’re offering limited-time access to the machines for ¥2,000/month (tax excluded) until next March.
Additionally, observing our clinic’s recent trajectory,
our operations are rapidly evolving, including the introduction of new treatment equipment.
Therefore, we are recruiting full-time and part-time
Judo Therapists and Acupuncturists.
As previously mentioned, during the hours when our clinic near Saigasaki Elementary School is not in operation:
Wednesday afternoons, Saturday afternoons, Sundays and holidays
and the daytime hours from 12:00 PM to 3:00 PM on Mondays, Tuesdays, Thursdays, and Fridays.
One consideration is ensuring seamless treatment coverage during these times, and we are seeking staff to work these shifts.
Another point is the ongoing search for tenants for that location.
If a lease is signed by February next year,
the rent is 80,000 yen and the key money is 0 yen,
instead of the standard 96,000 yen rent and 96,000 yen key money.
The reality is, whether it’s the dojo or the Onoura location,
if we strictly enforce Kenshinkan training at our clinic and charge monthly fees comparable to other lessons (like swimming), the tenant fees would be exceeded.
Despite rising labor costs everywhere, the taxi driver, who observes society closely, often remarks that Wakayama’s economy is extremely poor.
Even if Onoura were to reinvest in facilities there, this declining industry would inevitably demand more than this rent.
However, as a licensed chiropractic practitioner, it’s essential to thoroughly observe with ultrasound, evaluate, assess, and perform treatments—properly handling all fixation materials like casts, splints, and orthopedic braces for fractures and dislocations. This expertise doesn’t develop overnight. Moreover, securing such trained personnel isn’t something that happens overnight either.
In fact, I’d rather have that kind of talent here in Wakaura.
So the question becomes: Should tenant recruitment come first? Or should a clinic that operates only during hours other clinics aren’t open move in first?
That land is the only place I inherited from my late mother.
Memories of weeding there as a child before the Onoura clinic opened, and getting juice bought for me at the neighboring liquor store.
After it opened, I often went there to play alone.
With both Onoura and Takamatsu clinics opening,
it’s quite difficult to retain qualified personnel long-term.
We are considering a similar outlook for Takamatsu as well.

さて、三階、礼金0️⃣に変える前の段階で
先日ありがたいことに24時間スタイルの事業の応募、もう一件ありました
これで、本格的に始動してから1週以内くらいで2件の24時間型、テストケースに以前行ったのも、24時間型でした
これから辻岡設計事務所と浅川組さんのタッグで、改修、改装(施術は行う)行うと、加速的に応募に関して増えると推測しております
そのため、先着順では、ありますが、当ビルの理念にあったところとご縁を
ご縁を急ぐ必要はないと考えています
つい先日の三階テナントは、110畳をとってほしいという意見があったので、即お断りいたしました
そのため、理念を明確にするために
三階に関して
家賃165000万、礼金165000円(来年2月末まで成約された方は礼金0️⃣)
その上で、
子どもさんの習い事、放課後デイサービス、習字、そろばん、体操教室、柔道以外の武道など
畳をおいた十分対応出来るであろう事業であれば、
現段階では、家賃を最大2万円(相談の上)
落とすことを賃貸住宅センター様に相談して決定しました
畳の有効活用は
健心館の魂と、日本人の心である畳を大事にするという私の強い信念です
当館の畳は、学校、体育館や武道館などにあると思われるいきなり畳ではなく、畳と同じくらいの厚みの緩衝材を敷いて畳設置しております
故に、柔道習いに来られた時、やりたがらない理由の受け身で痛いとか全くなく、畳が痛いのでやらないと子どもさんが言わない畳であります
おそらくこのスペースと、立地条件と周辺世帯数とその平均所得を全て鑑みると、他の地域と比べたら破格の家賃であると思われます
それは、我が子にさせようと思い、やる気スイッチグループの忍者ナインを私がやろうと思っていました
未だ和歌山にはありません
世帯数やその平均所得などは、当然当院が知る由もなく、それは、やる気スイッチグループからご提供頂いたものです。
事業をするというのは、またFCばかりの本部の方はこれが仕事であるから、本来徹底的にマーケティングを行って仕事していくべき、すべきという仕事の本質を教えられた気がしました。そのFCの方が、さらに、広さを考えるとここで忍者ナインをしたら、日本一の広さであるとおっしゃられておりました

Now, regarding the third floor, before we changed it to a zero key money lease,
we were fortunate to receive an application for a 24-hour business model the other day.
We anticipate that applications will increase once the renovation and remodeling (while continuing treatments) begins, a joint effort between Tsujioka Design Office and Asakawa-gumi.
Therefore, while it’s not strictly first-come-first-served, we seek a connection with those aligned with this building’s philosophy.
We don’t believe there’s urgency in rushing to find a connection.
Just recently, a prospective tenant for the third floor requested 110 tatami mats, so we immediately declined.
Therefore, to clarify our philosophy:
Regarding the third floor:
Rent: ¥165,000, Key Money: ¥165,000 (Key money waived for leases signed by end of February next year)
Furthermore,
For businesses such as children’s extracurricular activities, after-school day services, calligraphy, abacus, gymnastics classes, or martial arts other than judo,
that can adequately utilize the tatami space,
we have decided, after consultation with the Rental Housing Center, to reduce the rent by up to ¥20,000 (subject to discussion) at this stage.
We have consulted with the Rental Housing Center and decided on this reduction.
The effective use of tatami mats
is the soul of Kenshinkan and reflects my strong conviction to cherish tatami, which embodies the Japanese spirit.
The tatami mats in our dojo are not the standard type found in schools, gymnasiums, or martial arts halls. Instead, we lay down cushioning material of similar thickness before installing the tatami.
Therefore, when practicing judo, there is absolutely no pain from receiving throws—a common reason people hesitate—and no tatami mats that prevent participation for that reason.
For those considering this space, the rent is likely exceptionally low compared to others.

To get straight to the point regarding the indicated condition,
yesterday, the severe pain was eliminated through extracorporeal shock wave therapy.
First and foremost, this is a relief.
Beyond the shock wave therapy, I believe the synergistic effects of fully activating three modes of our clinic’s new treatment device, along with tissue repair and analgesic effects, contributed to this outcome.
This new treatment device fully incorporates all the functions I need and desire, covering everything from acute to chronic conditions.
As a result, recovery is now faster than before, with accelerated early healing.
Particularly for characteristic acute conditions like fractures, dislocations, and sprains, it works in tandem with our existing equipment to provide a complete, fully equipped path to recovery.

ただし、それが使用できるのは、その方の住居地の都道府県内のみとなります
そのため、一部負担金(小学生以上なら3割分)は、県外からの学生様には、当院に限ったことではありませんが、当院でお支払い頂きます。
その上で、我々の業界は領収証兼明細書発行は義務化されているので、当院も当然全ての患者様に自費も含めて公式の領収書お渡ししております
その領収証兼明細書を各市町村にもっていって頂き、一部負担金(窓口負担)を返金してもらってください
県外からの学生さんの患者様も当院は、多いのでよろしくお願い申し上げます。

Regarding the matter stated,
I believe many municipalities offer medical expense subsidies (free medical care) for high school students and younger.
However, this program is only applicable within the prefecture where the individual resides.
Therefore, the copayment (30% for elementary school students and above) must be paid at our clinic by students from outside the prefecture. This applies not only to our clinic but to all facilities.
Furthermore, our industry is required to issue receipts that also serve as itemized statements. Accordingly, our clinic provides official receipts to all patients, including those paying out-of-pocket.
Please take this receipt/statement to your local municipality to request reimbursement for your copayment (out-of-pocket expense).
We have many students from outside the prefecture as patients, so we appreciate your understanding.
The above process is called reimbursement payment.

We see quite a few patients with the above condition,
who present with characteristic symptoms and show almost no response to other treatment devices (though I suspect our new treatment device may be effective).
However, it has long been well-known that extracorporeal shock wave therapy is the most effective immediate solution for this condition.
We performed the treatment.
During ultrasound observation, the calcified area was nearly eliminated after the first session.

設計士の先生と施工会社と打ち合わせが、来週にあり、つめた上で、日程決まればまたお知らせいたします
13年前は
名誉院長の和歌山南ロータリークラブでゴルフ仲間であった前窪様(アイ設計事務所)
これも同じように和歌山南ロータリークラブの小野住建様が施工会社でした
この度、
私の高校の同級生である
辻岡設計事務所様と浅川組様にお願いする運びとなりました
途中から、このビルの構造を詳細は理解するのは大変だと思いますがよろしくお願い申し上げます。
そこは、ビルなどこの規模の工事に長けておられる両方なので信頼しております
次に、社会保障費が、抑制してそれが加速するであろう世の中
ここも医療専門の会計事務所様と契約する方がよいと考えました
20年近くお世話になった速水会計事務所様から
今、数社検討中で、今月に決めたいと思います
改修をすすめることにより、テナント募集などに関しても加速させていくことになります
つまり医療ビルになる可能性もゼロではなく、そうなれば、医療に特化した専門性のある会計事務所が、当ビルに出入りされる方全てに寄与するものと思います
次に、当院は患者様対応、従業員対応や整骨院業務で弁護士の先生お世話になることはありません。が、以前は、ベリーベスト法律事務所大阪事務所が、顧問弁護士でした。
ここも素晴らしい弁護士事務所でした
が、今回は、和歌山弁護士会会長も務められたことある地元で、温厚な同年代に近い先生にお願いする運びになるかと思います
それは、高齢の方など交通事故とかの相談したい患者様で、ネットとかメールが苦手で、対面でのご相談希望された場合、やはり和歌山の先生の方がよいからです
過去、当院に出入りの業者様の件で、顧問弁護士の先生に相談することはありました。今回、当院だけではなく、賃貸住宅センター様を通すとはいえ、テナント募集により、事業者様が入れば、その数だけ、それに比例して万が一相談したいことの可能性も増えると思われます
これは新年になればつめのご相談する運びになります
上記は、患者様に伝える必要もない話でしょう。
が、実は間接的に患者様に寄与するところです。快適に患者様がご通院、2階で運動できる、3階で柔道できる環境には、ハード面がしっかりすることは不可避であること
次にこれだけ、専門の会計事務所にご相談して医療情勢をお聞きして経営判断していく時代になってきたこと、それは患者様に寄与すること
顧問弁護士の件に関しては、交通事故とかで弁護士特約とかあり、患者様から弁護士の先生を聞かれるケースもあります。その点でも、交通事故の案件にも詳しいという意味で患者様がお世話になった時は安心ですね。
ただ、当院は交通事故に関して、患者様に弁護士先生の関与を積極的に関与することはありません。困られて聞かれたら伝えるのみです。
それは、当院のホームページに交通事故のページに弁護士紹介するとかいう文言ありません
ただ、患者様目線からみたら確かにその文言あれば安心感あります
しかし、私の高校の同級生が、大手保険会社の要職についているのですが、保険会社様の立場からみて、そのような記載のある整骨院のホームページは、警戒すると言及されていました
それをふまえると当院の方針の方が患者様のためによいということになるかと思います

As indicated above,
a meeting with the architect and construction company is scheduled for next week. Once the details are finalized and the schedule is confirmed, I will inform you again.
Thirteen years ago,
Mr. Maekubo (Ai Design Office), who was a golfing buddy of the Honorary Director at the Wakayama Minami Rotary Club,
was also involved. Similarly, the construction company was Ono Jyuken, also from the Wakayama Minami Rotary Club.
This time,
it has been decided that we will be working with
Tsujioka Design Office and Asakawa-gumi,
both of whom are my high school classmates.
I believe they are well-versed in construction projects of this scale, such as buildings.
Next, in a world where social security costs are being restrained and this trend is likely to accelerate,
I also thought it best to contract with an accounting firm specializing in healthcare.
After nearly 20 years of service from Hayami Accounting Office,
we are currently considering several firms and aim to decide this month.
Proceeding with the renovation will also accelerate tenant recruitment efforts.
Consequently, our clinic will not require legal counsel for patient interactions, employee matters, or chiropractic practice operations.
However, in the past, we did consult a lawyer regarding issues with contractors. This time, while tenants will be recruited through the Rental Housing Center, not just our clinic, the number of businesses moving in is expected to increase. Consequently, the number of matters requiring consultation is also likely to rise proportionally.
Therefore, we are considering engaging a lawyer who is trustworthy, efficient, and has a reputation for avoiding unreasonable disputes. This lawyer is close in age to us and previously served as the president of the Wakayama Bar Association.
We will finalize this consultation in the new year.
The above underscores that a solid physical foundation is essential for patients to comfortably visit the clinic, exercise on the second floor, and practice judo on the third floor.
Furthermore, we have entered an era where consulting specialized accounting firms to understand the medical landscape and make management decisions is crucial—this directly benefits our patients.
Regarding the retained attorney matter: Some patients ask about lawyers due to traffic accidents or attorney coverage clauses. If consulted, I cannot disclose details about retained clients at law firms, but based on this, it implies expertise in traffic accident cases.
Our clinic does not provoke pointless disputes. If asked, I believe it is courteous to provide this information.
We do not delve further into this matter.
What does “not delving further” mean? It means our clinic’s website does not include any wording on the traffic accident page introducing lawyers.
From the patient’s perspective, such wording would certainly provide reassurance.
However, a high school classmate of mine holds a key position at a major insurance company. From the insurance company’s standpoint, he mentioned that they view osteopathic clinics with such wording on their websites with caution.
